Office Policy
This page explains our company policy and how we work in accordance with Illinois Agency Law. Paris Realty will represent buyers in the purchase of a home and sellers in the sale of a home. Paris Realty will designate the agent you choose to represent you. Paris Realty will also practice disclosed dual agency.
Agency
Illinois law gives consumers maximum representation, clarifies agent duties and provides for a full range of real estate services.
Designated Agency
One or more sales associates will be designated as your agent(s). You can enter into this agreement either as a buyer or seller. Other sales associates in our company may be agents of other buyers and sellers. The only individuals owing you statutory duties are those designated as your agent(s) and not Paris Realty itself or any other associate with our company or other cooperating firms. Our company offers this service so that we may provide maximum representation for both buyers and sellers. Remember, agents from other firms represent their clients’ best interests, not yours. Keep all confidential information between you and your designated agent. We are not responsible for confidential information you disclose to other parties.
Buyer’s Agent
A buyer may employ an agent at Paris Realty to act as the buyer’s agent in the purchase of real estate by signing an exclusive buyer representation contract or a non-exclusive buyer representation contract. One or more sales associates can be designated to act in the buyer’s best interest.
Seller’s Agent
A seller may employ an agent at Paris Realty to act as the seller’s agent in the sale of real estate by signing a listing contract. One or more sales associates can be designated to act in the seller’s best interests.
Dual Agency
Occasionally, in a real estate transaction, an agent will be the representative of both the buyer and the seller. Thus, duties are owed to both parties. It is a legal necessity to have the written consent of both parties for dual agency. Under dual agency, the role of the sales associate is somewhat limited, and the buyer and seller will at times act on their own behalf in negotiations. No additional information will be discussed to either party by the dual agent.
Commissions
Paris Realty will cooperate and split commissions with any other brokerage company that represents buyers exclusively. Paris Realty rejects any offers of subagency from other brokerage firms, and will agree to receive the cooperating fee offered through the Multiple Listing Service.

- Helps set a realistic, competitive price base current market conditions.
- Suggests how to add sales appeal to the home at moderate costs.
- Places the property in the Multiple Listings Service to reach a wide range of prospective buyers.
- Uses marketing techniques including, but not limited to, signage, direct mail, referrals and flyers.
- Frees you from the time, effort and not so obvious details involving the sale of your home.
- Helps negotiate the best price with the most favorable terms as offers and counter-offers are made.
- Familiarizes you with closing procedures in advance.
- Maintains the highest levels of commitment, integrity and professionalism.
Services to Buyers
- Treat you fairly and honestly.
- Locate and show you available properties meeting your criteria.
- Provide you with information and counseling about financing.
- Disclose all material facts of which we are aware about and properties you are considering.
- Provide a variety of information which a seller’s agent or subagent cannot provide.
- Recommend negotiating strategies and give opinions as to value.
- Discuss the effects of improvement on properties being considered.
- Maintain the confidentiality of information you provide.
